“Don’t just buy a property. Understand what you are buying, why you are buying it, and what value it can deliver in the future.”
MD, Bhola Estates
The real estate market across Chandigarh, Mohali, Panchkula, New Chandigarh and Zirakpur continues to evolve, with infrastructure, connectivity, lifestyle preferences and affordability influencing buyers’ decisions.
My advice to the public is simple: make informed property decisions, not emotional ones.
As a real estate consultant, I believe the future of our market should be built on transparency, responsible investment and the confidence of genuine homebuyers.
1. Choose the location before choosing the project
A beautifully designed project is not enough. Buyers should examine road connectivity, access to schools and hospitals, existing infrastructure, civic facilities and the surrounding development.
New Chandigarh, Mohali, Aerocity and other developing corridors may offer different opportunities, but every location must be evaluated on its own merits. Future infrastructure plans should be verified rather than treated as guaranteed appreciation.
2. Never invest only on the promise of appreciation
Statements such as “prices will double” or “this is your last chance” should never replace proper research.
Before investing, compare current asking prices, recent comparable transactions where available, maintenance costs, payment schedules and the property’s potential resale or rental demand.
Real estate can be a long-term asset, but returns are never guaranteed.
3. Verify documents before paying
Buyers should check the applicable RERA registration, title and ownership documents, approved plans, relevant licences, payment terms, possession timelines and outstanding dues.
For applicable projects, verify the details on the official Punjab RERA portal: https://rera.punjab.gov.in/
Do not rely solely on brochures, verbal assurances or marketing presentations. Seek independent legal advice whenever necessary.
4. Homebuyers and investors need different strategies
A family buying a home should prioritise location, usability, affordability, connectivity and long-term living requirements.
An investor should additionally examine rental demand, total acquisition costs, liquidity, holding period and realistic exit options.
A property that suits one buyer may not be suitable for another.
5. Understand the complete cost of ownership
The advertised price is only one part of the investment. Buyers should account for applicable stamp duty and registration charges, GST where applicable, maintenance deposits, parking, financing costs and other contractual charges.
Calculate the total financial commitment before making a booking.
6. Developers and property consultants must earn public trust
The real estate industry needs greater transparency, clear communication and responsible commitments.
Buyers deserve accurate information, written terms and honest explanations of both the opportunities and risks associated with a property.
I believe the Tricity can build a stronger real estate ecosystem when developers, consultants, authorities and buyers work towards a shared goal: a transparent, accountable and sustainable market.
My message to the public
Do not purchase a property simply because someone says it is a good investment. Understand the location, verify the paperwork, assess your financial capacity and make a decision that suits your needs.
A good property decision is not just about buying at the right price. It is about buying the right property for the right reason.
My approach has always been to put the client’s interests first and provide independent, practical guidance so that buyers can make decisions with greater confidence.
